·        Regular & Peak Season ~~ No Advance Deposit Required
·        Groups (3+Cabins) ~~  50% Advance Deposit required 90 days prior to arrival.
·        Holiday & Special Events ~~ 50% Advance Deposit required 30 days prior to arrival

 

CANCELLATION POLICY
·          Regular & Peak Season cancellation ~~ 48-HR Notice to avoid penalty of 1-night stay 
·        Groups (3+Cabins) ~~ 90-Day Notice to avoid penalty of advance deposit and $35 service fee
·        Holiday & Special Events ~~ 30-Day Notice to avoid penalty of advance deposit and $35 service fee

After deposit  cancellation;  We will gladly issue a credit towards a future stay with us within the next six months, less a $35 service fee and any difference in a re-rent rate if we are successful in re-booking your cabin. 
(Please remember that once a cabin has been reserved it is removed from the market for the reserved period and is unavailable for other bookings.)  Don’t hesitate to call us if you have any question concerning Advance Deposits or our Cancellation policy.

Description:
One private bedroom with a Queen Bed and the living room has a futon pull out couch bed.

Studio Cabin
Description:
The Studio Cabin is the same size as a 1Brm cabin except there is no wall separating the bedroom from the living room.

Description:
Two private bedrooms each with a queen bed and the living room has a futon pull out couch bed.

2-Brm/Bunk Cabins
Description:
Two private bedrooms; the first bedroom has a queen bed and the second bedroom has one twin bed and one bunk bed set.  The living room has a futon pull out couch bed. Five beds in the 600sf cabin – Fully equipped Kitchen, Living area with gas fireplace, Porch:  Max.Guest-6 

All cabins have one bathroom.
Cabins are all Non-Smoking. Smoking is permitted outside, open-air areas only

Rates:

        ·  Tented Gathering area – Reserved, Group use rental fee $45/day
·  Hot Tub on property is a Non-Smoking facility and available to guests18 and over.
·  Discounted tickets to Pagosa Hot Springs available at our office
·  Fishing –
                       On Property: Catch & Release-Lures and Flies Only!  (No bait (salmon eggs, worms, etc.)
                       Off Property: Catch & Keep at nearby lakes, rivers and ponds.

PET POLICY – Fee applied

The Fireside welcomes well mannered, non aggressive, house broken dogs as our guest (Max.2)  
No Puppies please.  Pets should be on a leash or under voice command at all times.  
We have an ‘Always Clean-up After Your Pet’ policy and to help we provide you with a  pet bag including baggies & rags and we have a centrally located pet station on our property.

Crated pets may be left for ‘Short Periods’ of time unattended in your cabin.
(Guest leaving unattended pets are ask to give our office a contact phone number and estimated return time)
If you plan to be gone for the day please take your pet with you or make arrangements with a local pet sitter to care for your pet while you are away.  We request that you do not use your cabin as  a dog kennel. 
(We have several pet sitter names and phone numbers available for you to call) 

These policies have been established with your pets’ best interest in mind.  Even the most well behaved  pets sometimes get extremely anxious when they are left alone in a strange, unfamiliar place for too long.  Anxious and lonely pets become very destructive causing costly repairs or they bark and scratch for long periods of time disturbing other guest and causing unnecessary stress to the pet and damage to the cabin.
